The new four-story plus basement residential Long Island City project developed by Ascent Development and designed by Jorge Mastropietro Architects Atelier hosts three luxury apartments. The main floor and basement both have access to the expansive private backyard with nearly floor to ceiling sliding doors and windows.
The two units above are front and rear triplexes, the top floor being a split private penthouse with roof terrace. Each terrace has sweeping views of the city beyond and plenty of planted area creating a green rooftop oasis.
The structural system consists of composite lightweight concrete on metal deck floors supported by steel beams and columns. Madsen Engineering designed a special stepped foundation in order to avoid underpinning the adjacent properties and cantilevered ground floor transfer beams due to an encroachment in the cellar.
Madsen also provided structural steel shop drawings and connection design for this project.
